Mold inspection and testing before anything gets torn out

Inspection and testing before anything is removed, so the remediation plan is built on what is actually in the walls and the air.

A musty smell is the part of the problem you can notice

Mold rarely announces itself with a clean patch on a wall. More often it starts as a smell in a closet, a faint stain that shows up on a ceiling a few weeks after a leak, or a bathroom wall that never quite dries. By the time something is visible, the growth behind it has usually been working for a while, because drywall paper, wood framing and insulation hold moisture long after the surface feels dry to the hand.

Past water damage is the biggest reason homeowners in Encino, Burbank, Glendale and across LA County call us for an inspection. A pipe that burst two winters ago and was dried quickly is a different situation from one that was mopped up and painted over. If you can't say for certain which one your house had, that uncertainty is reason enough to have someone look properly.

There is also the opposite case, where nothing seems wrong but a room smells off every time the air conditioner runs, or a family member keeps feeling worse at home than anywhere else. Guessing doesn't answer either question. Testing does, and it is far cheaper to learn the facts early than to open a wall later and find a surprise.

Certified inspection and testing before anything is touched

Our mold inspection and testing is certified work, and it comes first on purpose. Nobody should tear into a wall or start scrubbing until they know what is growing, where it is, and how far it has spread. A technician walks the property, checks the rooms that have had water, and looks at the places moisture hides: under sinks, around window frames, along exterior walls, in the attic and in crawl spaces.

Moisture readings and air and surface sampling give the inspection something solid to stand on. Instead of a vague answer like 'you might have mold,' you get a picture of which areas are affected and which are clean. That matters just as much, because it keeps the scope of any later work honest. If three rooms are fine, they stay untouched.

We carry out inspections in Los Angeles County and Orange County, from the San Fernando Valley down through Long Beach, Anaheim and Irvine. To book one, call (866) 731-0013 and a technician will set a time that works for you.

What the results change, and what they don't

The results drive the remediation plan. If testing finds active growth, the next step is containment and removal, and the inspection tells the crew exactly where to build the containment and how much material has to come out. If it finds nothing, you have a record that the house is clean and you can stop worrying about that wall.

Mold needs three things: moisture, a food source such as wood or drywall, and time. Growth can start surprisingly soon after a leak when materials stay damp, which is why a flooded bathroom or a slow roof leak deserves attention within days rather than months. Removal becomes necessary when growth is confirmed, when the affected area is more than a small surface patch, or when it keeps coming back after cleaning. Whether mold can ever be removed completely is a fair question, and the honest answer is that the goal is to return the indoor environment to normal conditions and fix the moisture that fed the growth, since a damp house will grow it again.

If you are dealing with an insurance claim, ask your carrier what your policy covers and keep the inspection paperwork. We're licensed and insured, and if the testing leads to work, our guarantee applies: if you are not satisfied with the work we have done, we will make it right. When removal is needed, our mold remediation crews take it from there, and if water caused the problem, our water damage team can get the structure dry first.
