Home sanitization for attics and crawl spaces

Attic and crawl space cleaning and sanitizing with eco-friendly, residue-free products that are safe for children and pets.

The spaces under and above the house nobody checks

Most homes have two areas that get ignored for years: the attic overhead and the crawl space below. Neither one is pleasant to visit, so they only get attention when something goes wrong. A smell drifts up through a floor vent, a pest problem turns out to have started months earlier, or a plumbing leak under the house quietly soaks the soil and the framing above it.

Crawl spaces are especially easy to forget in Los Angeles and Orange County, where many older houses sit on raised foundations. Moisture from a slow pipe leak or poor ventilation settles on joists and subfloor, and the air under a house moves up into the rooms through gaps around pipes, ducts and floor registers. What is in that space doesn't stay in that space.

Sanitizing is the answer when the problem is contamination rather than damage: droppings, microbial growth on wood, old water staining, or the smell that returns no matter how often you clean the rooms above. It is a different job from restoration, and it needs the right method and the right protection.

Containment first, then cleaning, then sanitizing

Before we clean anything, the area is encapsulated. That means sealing it so contaminants don't spread into the rest of the house while the crew works. Skipping this step is how a cleaning job turns a crawl space problem into a living room problem, so it is not optional on our jobs.

Our crews wear suits, masks and gloves for the entire process. They remove contaminated material, clean the framing and surfaces, and then sanitize the space so it is treated all the way through. Attics get the same approach. You can read more about the overhead side of the work on our attic cleaning and sanitization page.

The products we use are eco-friendly and residue-free. Nothing is left behind on the wood, and the finished space is safe for children and pets. We handle homes from Encino and the San Fernando Valley across LA County and into Orange County, and a call to (866) 731-0013 gets you a technician to talk through what you are seeing.

When the work holds up, and when to call again

A sanitized attic or crawl space stays that way as long as the conditions that caused the problem stay fixed. If the contamination came from a leak, the leak has to be repaired. If it came from pests, the entry points need to be sealed. Sanitizing cleans the space, but it can't keep water out or close a gap in a vent screen. We'll tell you what we saw so you know what to address.

Call again if the smell returns, if you notice new staining on ceilings or floors, or if a water event happens, such as a burst pipe or a roof leak. Moisture is the usual trigger, and the faster someone looks, the smaller the job. If water is involved, our water damage restoration crew can dry the structure, and if testing is needed our mold inspection service can confirm what is there before any further work begins.
